Current State of Deganwy Village


I thought it may be idea to record the current status of Commercial Property in the centre of Deganwy Village.

I can then refer back to this and see whether my election as Councillor will have improved matters over the forthcoming years.

Although we have a lot of empty units in the Village there is also a great deal going in and of interest to the visitor. Unfortunately the empty shops due to there location tend to stick out like a sore thumb.


I believe we are an idea location for more of a cafe culture, with the Cycle Path and Estuary location we are calling out for more lunch time options. Cafe 'T' Air is good but is very specific in its market and has limited opening hours. We really need a more traditional cafe such as the Cafe on West Shore, suitable for a wider cross-section of visitors, such as families, walkers/cyclist, sailers etc. One that is open on Sundays and Bank Holidays is essential.


In addition further along in Deganwy we have Deganwy News (Newsagent & Convenience Store), Castle View Pub (formally Maggie Murphys - Fine Food & drink), Garth Motors (Car Sales) and Harbour View Fish and Chip Shop.



In Llanrhos we have Corner Stores (Post Office, Newsagents & Convenience Store) and a Hairdressers.

One key reason why perhaps there is enough A3 after all.
No control over much A3 once it has been granted.
ie, one can say they want a coffee shop, but can re apply later for another form to include take away.
Having just read that little nugget it adds another dimension to it all.

Frank has a very good point!
How many A3 uses does Deganwy need.
Look at Craig y Don Llandudno.
A strugling butcher pleads for a take away, gets fish and chip permission, goes bust a couple of years later, and hey presto they now have an Indian Take away, not much wrong with the idea, but look how cheap it looks!
No control of the use once it's been granted.

I can see your concern.

Not sure what the answer is, the control of A3 does seem to be an issue, maybe closer control on A3 usage is something that should be considered. Hate to put more red tape in the way, but if units have A3 permission, but then do not take this up, how long should we let them restrict other units that want A3 and are prepared to implement it.
Another idea buzzing around in my head is whether A3 permission is to broad and should be categorised further. This is something that the new Local Development Plan should be considering.
I do believe the classic retail businesses are diminshing, and that the service and food industry are becoming more popular and hence a new balance is required.

In response to your Cafe Culture Blog, may I respectfully say that I believe you are being unduly critical of Cafe T' Air.

The "limited opening hours" suit the village and the people who live in it. As around 90% of their business is from returning customers, passing custom, especially tourists, is an irrelevance.

Moreover, their morning, lunchtime and afternoon menus put to shame many a large restaurant. For a "cafe", they are unbeatable.

We need more of the same style in Deganwy and less of the "West Shore" banality.

Thanks for your comment. I have changed the posting you refer to. I've removed some of my comments that could be seen as negative.

I do agree that Brian and Keith's Cafe T' Air is very popular and as you say have a very large returning customer base. So that says a lot for the quality of the food and services they provide.

My orginal posting was to recognise that there is still scope for other businesses within the Village to serve food and drinks.

I still believe that there is scope in the village for a Cafe type business. There are much more people walking/cycling through the village. Not all of these will find the traditional tea rooms to there taste.

There are a lot of shops in Deganwy that need the tourist/visitor type of business.

We serve lots of different people in Deganwy, with differing tastes. There is still the oppurtunity to provide something different.

Maybe I should put my money where my mouth is !!
